A tract of land situated in the southeast quarter of section 30, township 82 north, range 7 East of the 5th P.M.; described as commencing as a point of reference at an iron stake marking the southeast corner of the northeast quarter of the northeast quarter of the southwest quarter of said section 30 said point being a corner in the southerly line of the land now owned by Clinton Community School District; thence along the said southerly line of the School land as follows: thence south 00°12' east, a distance of 84.8 feet to an iron stake; thence north 89°50' east, a distance of 1,320.5 feet to an iron stake marking the point of beginning of the land herein intended to be described; thence north 00°28' west, a distance of 39.8 feet to an iron stake; thence north 89°25' east, a distance of 223.0 feet to an iron stake on-the-west line of north 4th Street in the City of Clinton, Iowa; thence south 00°04' west along the said west line of North 4th Street, a distance of 229.1 feet to an "X" cut on the south line of an east-west concrete roadbed, a distance of 222.0 feet to a notch; thence north 00°04' west at right angles to the last name course, a distance of 187.75 feet to the point of beginning. Containing 1 acre of land more or less. Excepting therefrom the south 45 feet thereof.
EXCEPT a tract of land being a part of the Southeast Quarter of Section 30, Township 82 North, Range 7 East of the Fifth Principal Meridian, Clinton County, Iowa, said tract being more particularly bounded and described as follows: Beginning at the southwest corner of Lot 19 in Meadowview Heights 5th Subdivision as sown on the plat recorded in Book 227 at Page 292 in the Clint County Recorder's Office; thence North 87°47'58" East (bearings based on the Iowa State Plane Coordinate System, South Zoon 1402), along the South line of said Meadowview Heights 5th Subdivision and said line extended, 163.52 feet; thence South 34°56'26" East, 89.17 feet; thence South 87°47'58" West, parallel to and 75.00 feet normally distance southerly from said South line of Meadowview Heights 5th Subdivision, 211.85 feet; thence North 02°12'02" West, 75.00 feet to the point of beginning, said tract containing 0.323 acre, more or less. a/k/a PARCEL # 8628950200 Certificate No: 24-00322
Was sold at tax sale by the Treasurer of Clinton County for the then delinquent and unpaid taxes against the parcel, which a Certificate of Purchase was duly issued by the County Treasurer of Clinton County, Iowa, to ACC 1014 LLC pursuant to said tax sale, which Certificate is now lawfully held and owned by ACC 1014 LLC , and that the right of redemption will expire and a deed to the said parcel will be made unless redemption from said tax sale is made within ninety (90) days from the completed service of this Notice.
